This is a compact current-duty navigator, not a promise that a property or landlord is compliant. Use it to identify the questions that may apply before letting and while a tenancy continues, then read the relevant specialist guide and official source. The Landlord Regulation Guide remains the broader status and orientation hub.
Use the checklist by condition, not as a universal list
A duty can depend on the tenancy, property type, location, appliances, occupiers, certificate/report, licence and the facts at the time. Do not tick an item off simply because it appears here. Keep the underlying document or record where the applicable rule requires one, and take appropriate professional advice for a live safety issue, immigration-status question, disputed repair, enforcement notice or local scheme.

Keep future policy separate from today’s checks
This page does not present proposed or later measures as current duties. In particular, it does not state a current private-rented-sector Awaab’s Law timetable or a current private-rented Decent Homes Standard duty. The announced PRS registration rollout from 15 December 2026 is also a future phased implementation, not a current checklist duty on this reviewed date. Use the PRS Database guide and the official registration guidance for the property-location timetable. Check the current official Renters’ Rights Act materials for a provision that has actually commenced and applies to the tenancy or process in question.
A restrained record review
For any row that applies, identify the actual document, date, property/tenancy condition and person responsible for the next action. That is ordinary administration, not proof of compliance or a substitute for the required check, competent assessment or local-authority decision. Do not invent a recurring property-inspection programme from this page: any access, report, repair or licence issue must be considered under the relevant rule and facts.
